COUNTRY LANE HOA NEEDS YOU!
Per our By-laws, Country Lane HOA is designed to be run by a group of 9 homeowners (5 Directors + 4 Executive Officers). Directors are elected by Country Lane homeowners at our Annual Meeting that occurs on the 3rd Tuesday of March each year. In order for this election to take place, two conditions MUST be met:
- at least 6 volunteer homeowners are on the ballot as candidates for the 5 Directorships (FL Statute 720.306(9)), AND
- at least 30% of all Country Lane homeowners (in person OR by proxy) are present at the Annual Meeting to vote (FL Statute 720.306(1))
If these conditions are not met by the day of the Annual Meeting, there is no election; the nominees on the ballot automatically become Directors for the new term and commence service after the adjournment of the Annual Meeting.
So, what does a Country Lane HOA Director do?
- They appoint the Executive Officers (or hold those positions if there are no homeowner volunteers).
- They are expected to attend each HOA monthly Board meeting in order to vote on community issues.
- For the 2025-2026 term, other responsibilities are as follows (but not limited to):
- Director #1 area of responsibility: Landscaping
- Communicating with DS Landscaping, Foxtail Pest Control, and the Lake Doctor throughout the year.
- Gathering quotes for contract renewal of these companies and others.
- Time commitment: 8-10 hours per month + attending the Monthly Board meeting.

Director #2 area of responsibility: Property Review
- Walking the neighborhood each month to notate addresses of properties/take photos of maintenance concerns using a Board-approved checklist.
- Pending Board approval, mailing all documents/photos to the homeowner for remedy.
- Time commitment: 3-5 hours per month + attending the Monthly Board meeting.
- Director #3 area of responsibility: Safety and General Maintenance
- Ensuring all common ground gates, fences, and locks are functional and no part is bent/misaligned.
- Changing the codes twice a year to the button locks at the Tennis Courts and the Lakeside Park pedestrian gate and ensuring all homeowners are informed.
- Regularly checking the dock, paver pathways, tennis courts, and playground equipment for any signs of vandalism, and reporting issues to the Board.
- Time Commitment: 2-3 hours per month + attending the Monthly Board meeting.
- Director #4 area of responsibility: Large Community Projects
- For the upcoming year, Country Lane’s large project will be assessing the condition of the red brick wall that surrounds the neighborhood. This Director will spearhead the project, including finding quotes for repairs, taking photos of damage, and contacting homeowners whose backyard vegetation is causing damage to the wall itself.
- Time Commitment: 4-5 hours per month + attending the Monthly Board meeting
- Director #5 area of responsibility: Small Community Projects
- Works with the Director in charge of landscaping to manage “a la carte” landscaping projects by obtaining quotes, contacting companies, etc.
- Also works with the Director in charge of safety and general maintenance to obtain quotes on any equipment located in the common areas that need repair or replacement.
- Time Commitment: 1-3 hours per month + attending the Monthly Board meeting
If you do not have the time to dedicate to the Board as a Director, there are other positions available!
** Volunteer to be an HOA Executive Officer! Country Lane HOA bylaws state that the Directors must appoint volunteer homeowners to serve as:
- President
- Vice-President
- Treasurer
- Secretary
PLEASE NOTE: each HOA Executive Officer position also comes with a list of responsibilities as outlined in the CLHOA By-laws.
** Volunteer to be a Community Area Representative!
- The Board has divided the community into 4 quadrants. Represent your area by monitoring for any vandalism, downed trees, water leaks, broken mailboxes, malfunctioning street lights, etc and report them to the Board and proper authorities.
- The Board will provide you with a list of things to keep an eye on, as well as contact information for you to use when you make a report.
** Volunteer to be the Activities Coordinator!
- Coordinate the bi-annual Community Yard Sale
- Coordinate the Holiday Lights Contest
- Coordinate Santa Express in the week before Christmas
There is SO much that goes on behind the scenes to keep Country Lane beautiful. Moving forward, because all these responsibilities are left to only 4 people for the 2025-2026 term, we will be moving forward with hiring an HOA Management Company. We will ensure that the company we choose will effectively help us manage the sheer amount of work that is involved with running our HOA. We will keep you informed every step of the way via our monthly Board meetings and this website.
